Q2 update for 2024

It's hard to believe how much prices have risen! The most recent home sale completed in Ashton Downs was a hair below $1m!  And this, despite interest rates bouncing around between 6-7%.    Due to this combination, few people are making discretionary moves.  The majority of our sales are sellers who must move due to some life factor - like relocation, family status or economic change.


As a result, inventory remains low, and thus, the number of sales are down.  In our zip code, the number of new listings was down 30% in June from the prior year, and total number of sales at the end of June was down 16% compared to the same period in 2023.


But...Real Estate is local!  I am seeing more rural homes being listed and sold!  Many of these homes are second homes or investment homes.  As  employers are pushing to get people away from remote work and back into the office, people are not able to use these homes the way they have been since the pandemic.  Simultaneously, there has been a tightening of restrictions and increased taxes on AirBnBs, which is making owning them less profitable.  So if you are looking for a weekend or summer home - this could be a great chance.

Regulatory Changes in the Real Estate Industry


There are some upcoming changes to the real estate industry that are being talked about in the news, but as is typical, the news agencies are getting a lot wrong.  Once the changes are finalized I'll post an update, but for now, I'd like to bust some myths.


1- Buyer Agency is still permitted (and recommended).

2- As has long been the case in Virginia (but not everywhere), Buyer Agency compensation will be agreed upon with their buyer clients at the time the agency agreement is signed.  

3- A written Buyer Agency agreement will now be required across the nation, and will be required prior to scheduling a tour of homes.

3- Buyers can still ask sellers or Listing Brokers to pay their agents, though it will now be done outside the MLS service (historically compensation for Buyer's Brokers has usually been paid by the Listing Broker via a broker to broker contract and advertised via the MLS). 


In addition, we expect other changes with our local Multiple Listing Services, the biggest of which is that listing brokers are no longer required to publish their listings to the MLS to be visible by other members.  For the last couple of years, that has been a requirement. So not only are there less homes on the market, but we won't be able to monitor inventory levels or learn about available homes as easily going forward.  This change makes hiring the right buyers agent more important than ever.
